Where do I make my payments?

You will receive instructions by email and in the mail on where to send your first loan payment. Your first payment may be to Total Mortgage Services, or your loan may have been transferred to another servicer. Use the search below to locate your loan.

I just closed on my loan with Total Mortgage. What does "servicing" mean?

Loan servicing includes the collection on your loan payments, questions about your taxes and insurance distributions, questions regarding your escrow account and end of year 1098 statements.

How do I contact the Total Mortgage loan servicing department?

You can reach the loan servicing department by email at servicing@totalmortgage.com or call the servicing department directly at 877-820-6031. Our detailed loan hours are Monday through Friday, 9AM–5PM EST.

When is my first payment due?

Your first payment date can be found on several closing documents such as the first payment letter. Please note, the first payment letter is not a bill, but an information notice which outlines your first payment due date. Please keep an eye out for further correspondence online via electronic or regular mail. All loan payments are due on the 1st of the month, but there are set grace periods before a penalty can be applied.

I received an interim servicing bill from Total Mortgage stating that they will be collecting my payments until I make a payment?

Payments can be made online upon what has enabled your monthly statement. You can also send your payment to us via traditional mail. To pay by mail, please send your payment to: Total Mortgage Services, LLC Attn: Loan Servicing 165 Mason Road, 3rd Floor Milford, CT 06461 Include the payment coupon attached to your bill or write your loan number and property address in the check memo.

I received a Servicing Transfer notice, what does this mean?

Your loan is being transferred, meaning that you will be making payments to a new loan servicer. Please read this letter carefully as it contains specific instructions about the effective transfer date, where to mail your payments, the new servicer's customer service hours, toll free telephone number and mailing address for written correspondence.

I made my payment to Total Mortgage, but I just received a notice that my loan was transferred to a new servicer. What do I do?

When any payment is received each month, our servicing team reviews your account to determine whether Total Mortgage or a new servicer should receive the funds. If your loan has been transferred, Total Mortgage will forward any payments received to your designated servicer on your behalf.

I paid my taxes and insurance at closing, why am I making monthly payments for escrow?

Escrow accounts are established so that sufficient funds are in your accounts at the time that your next tax installment or insurance premium is due. If you have an escrow account, funds will be collected monthly for taxes, insurance, or both. Your servicer is responsible for remitting payment for escrowed items through the funds held in your escrow account.

I need to file my taxes; when will I receive my 1098 Mortgage Interest Statement?

Mortgage Interest Statements are mailed to all qualified borrowers on January 31st for the prior year. Please see the IRS website for the minimum threshold to receive a 1098 Mortgage Interest Statement. If you did not receive a 1098 Mortgage Interest Statement or if you would like to file your taxes sooner than January 31st, you may bring your closing documents to your accountant.
